What is Crowdfunding in relation to the property market?

Crowdfunding, by definition is; the practice of funding a project or venture by raising money from a large number of people who each contribute a relatively small amount, typically via the Internet. Property crowdfunding is the process of multiple investors subscribing funds into a common vehicle, in order to buy a property. Investors receive income and capital growth depending on the performance of the investment.

Who can use ShareProperty to invest?

Once registered, but prior to making an investment, all investors must self-accredit and familiarise themselves with the risks associated with investing. In accordance with the Financial Conduct Authority regulations, you must register on our website as either a "Retail Investor" (minimum investment size £100), a “Professional Investor", “Sophisticated” or “High Net Worth” Investor, or as a professional representative of an eligible company. We have detailed the requirements of the investor categories during the market standardised accreditation process.

How can I register and fund my ShareProperty account?

To register, click ‘Sign up’ and follow the instructions to register as a member. Once you have registered, you are ready to invest following completion of the accreditation process. In order to comply with the Financial Conduct Authority's Regulations we need to assess the appropriateness (non advised sales) of all our investors for investing in property via the ShareProperty platform. This is a simple process and can all be completed online in the form of a questionnaire. All of your data is stored in line with our Privacy Policy.

There are two ways you can fund your ShareProperty account:

  1. Debit card. We accept Visa Debit, Visa Electron, MasterCard and Maestro. The funds appear in your ShareProperty account immediately.
  2. Bank transfer. The funds will take up to three business days to appear in your ShareProperty account.

Please note our minimum investment is £100.
Are you authorised and regulated by the Financial Conduct Authority?

Shareproperty Limited (FRN: ) is an Appointed Representative of Kession Capital Limited (FRN: 582160) which is authorised and regulated by the Financial Conduct Authority in the UK.

What is your complaints procedure?
What are the different types of investment opportunities?

Using ShareProperty, you have a choice between New Listing and Resale investment opportunities.

  • “New Listing” opportunities are properties that we have negotiated an option to purchase at an agreed price. The funds to purchase these properties are then crowdfunded on our platform within a specified time period.

  • “Resale” opportunities appear on the platform when another ShareProperty investor chooses to sell their investment.

ShareProperty reserves the right not to list an investment for sale and to decline investment requests via its platform at its sole discretion.
What happens if ShareProperty ceases to exist or falls into financial distress?

Each property investment is separately held from the assets and liabilities of ShareProperty, as well as any other property investments on the platform.

If ShareProperty were to fall into financial distress an alternative manager could be appointed to continue management of the assets in accordance with the terms of investment.

Any funds that are held in your account, but not yet invested in property, are held in a client monies bank account in accordance with FCA rules. This is a separate bank account from the monies of ShareProperty and will be returned to investors in the event of ShareProperty falling into financial distress.

Is it possible to invest from outside the UK?

We are currently set up to accept investments from the UK only.

How do I exit my investment? Can I sell my shares at any time?

Capital appreciation or depreciation (see Key Risks) is realised when you exit your investment. There are two principle ways to exit:

  1. Offer your investment for sale via the ShareProperty platform (You can do this at any point following a 3 month cooling-off period. You can choose the price at which you offer your investment for sale. Your investment is then listed as a “Resale” opportunity to other investors.)

  2. Exit at the end of the investment period. Investment periods are likely to vary according to the type of investment. For example, a Buy to Let investment may have a typical duration of 5 years, whilst a development project may be between 12 months and 3 years. At the end of the investment period, the property will be sold at open market value and any funds remitted back to investors.

Can I receive EIS or SEIS tax relief on a project submitted to ShareProperty?

Unfortunately, as the Special Purpose Vehicle (SPV) you are investing in is dealing only with property, these tax reliefs are not available to any real estate project or venture.

How do I raise funds for a property project or venture using ShareProperty?

Once registered with the platform, you need to submit a project application . A preliminary assessment will be made within 24 hours. Thereafter, you will be required to complete a more detailed information pack in order for us to conduct the relevant due diligence on the individuals concerned and financial viability of the project. Subject to meeting the platform criteria at the time, your project can then be posted to the ShareProperty platform for funding.

Potential property partners, such as agents, brokers, landlords or property developers, can now submit a project application, and be individually assessed.

You will need to register with the ShareProperty site first.

Do I need to be an experienced investor/developer to obtain a loan through ShareProperty? What are your criteria for developer partners?

Not necessarily. Each project is assessed individually based on our scoring system. Our criteria for selection fall broadly into the following categories: developer/sponsor, track record, financial viability of project and assessment of credit risk.

What are ShareProperty’s fees?

The current fee structure relates to ShareProperty's two primary services:

  1. A technology platform that allows investors to make indirect investments in property, and subsequently sell those investments, for which we charge a one-off fee . This fee is not annually recurring and there is no charge on disposal. The 1% fee applies, whether it is a New Listing or Resale investment that you’re making.
  2. The sourcing and due diligence process that allows companies providing property services to submit a project and source the relevant funding from investors registered to the platform, in return for equity within the project. We charge a one-off arrangement fee of between 3% and 5% to the party for sourcing and managing the funds and project, acting in the interests of all registered platform investors.

Will I need to put in further capital? Are there any other costs to consider?

No, investors will not have to contribute further capital. All costs including bills and fees are built into the cost of the project as a whole. The risk of most large unexpected costs, such as flood or fire, are mitigated through property insurance.

Can I invest in multiple properties at the same time?

Yes, it is important to diversify your property portfolio as much as you can. This may reduce the risk of investing in property, and help you on your way to creating a successful and diverse portfolio.

When thinking about diversification, property type and property location should be important considerations. Within the "Portfolio" area you will have access to a diversification report across the whole of your portfolio.

It is important to do your own independent market research before you invest in order to make a decision that suits you. We provide as much information as we can on any given investment but we cannot provide advice.
