ShareProperty: Foreword

Welcome to Shareproperty.  Our approach to property investment is intended to break down barriers to entry and improve efficiency.

The arrival of technology for financial services in the open marketplace, a movement colloquially known as Fintech paves the way for new and innovative investment platforms.  Democratisation, that is to say the broad accessibility to investment products is enabled through online marketplaces allowing any user to invest in a range of opportunities.  ShareProperty enables investors to participate in what has, until recently, been an inaccessible asset class for many, and build a portfolio from an entry point as low as £100.

ShareProperty harnesses the power of the crowd to fund carefully selected property investments.  Each investment is assessed according to a number of criteria before being posted to the platform.  We believe that while our due diligence process ensures only the highest grade investment and development projects are live on the platform at any one time, it is ultimately the decision of the ShareProperty user group as to what it wants to fund.

The power of the crowd

This is somewhat of a change in the dynamic of the investment landscape, empowering the individual to work collectively with his or her peers to determine the projects that will or will not be funded.  This form of “direct investment” or fractional ownership forms part of the wider agenda of disintermediation whereby capital is matched directly to investments through platforms such as ShareProperty.

An outperforming asset class

Since the turn of the millennium, UK residential real estate values have increased 130%, versus a flat (and volatile!) negative return for the equity market.  Negative real interest rates remain a drag, with property continuing to offer attractive yields.  While we would expect growth in some areas (Prime Central London) to slow, we believe a combination of structural shortage in supply and selective geographical focus will continue to provide opportunity.
